Check for Immediate Danger Before Anything Else

Walk the property in daylight and stay off the seawall cap until you know it is stable. A cap that has shifted, tilted, or pulled away from the soil behind it can drop without warning.

Keep people and vehicles well back from any section that has visibly moved. Storm surge scours soil out from under the slab, so ground near the wall can look perfectly normal and still be hollow underneath.

If a section has rotated toward the water or opened a gap you can see through, that is an active failure and not something to schedule for next month. Call for urgent stabilization after a storm the same day.

Work Through a Full Inspection Checklist

Most hurricane damage across Miami-Dade and Broward is not dramatic collapse. It is a cluster of small changes that together point to soil loss and structural stress.

The Cap and Panel Face

  • New cracks, or old hairline cracks that have opened to 1/8 inch or wider
  • Vertical joints between panels that have spread apart or no longer line up
  • Spalling concrete with rebar showing through
  • Rust staining bleeding down the face, which means the steel inside is corroding
  • A cap that has separated from the panels below it

The Land Side

  • Depressions, soft spots, or open sinkholes in the yard behind the wall
  • Pavers, patio slabs, or pool decking that now tilt toward the water
  • Soil or sand visibly washing out through panel joints
  • Irrigation lines, footings, or utility conduit newly exposed
  • Fence posts and railings leaning seaward

The Water Side

Check this section at low tide, when the most important evidence is exposed.

  • A fan of sand or soil piled at the base of the wall, which means material is escaping from behind it
  • A scour trench running along the toe of the panels
  • Impact marks or gouges from floating debris and loose vessels
  • Dock pilings, boat lifts, or tie back caps that have shifted position

Document Everything Before You Clean Up

Photograph every angle before you move debris, fill a void, or reset a paver. Adjusters routinely discount damage that cannot be tied clearly to the storm.

Shoot wide frames that show the full run of wall with a fixed reference point such as a dock piling or corner of the house. Then shoot close ups with a tape measure or a coin in frame so crack widths are provable.

Record the date on every file and keep any pre storm photos you already have. A before and after pair is the single strongest piece of evidence in a claim.

Read your policy carefully. Florida homeowner and flood policies treat seawalls very differently from the dwelling, and many exclude shoreline structures outright or cover them only when specific perils are named.

Search your declarations page for terms like bulkhead, retaining wall, and shoreline structure before you file anything. A written report from a licensed contractor also carries far more weight than photos alone, which is why a documented professional inspection of the structure is worth scheduling early.

Set Repair Priorities in the Right Order

  1. Stop active soil loss. Every tide cycle enlarges a void, so this comes before anything cosmetic.
  2. Stabilize leaning or displaced sections. Anchors and tie backs carry the wall, and a compromised anchor keeps getting worse under load.
  3. Rebuild the toe. Scour at the base undermines everything above it.
  4. Seal joints and repair cracks and spalling. This slows chloride attack on the reinforcing steel.
  5. Handle cap and surface finish work last.

Homeowners often invert this order because cracks are the visible problem and voids are not. Filling voids and restoring load transfer is where structural repair work actually buys you years.

Expect a Longer Timeline Than Normal

After a named storm, every marine contractor from Boca Raton down through Hollywood and Aventura is booked at once. Emergency stabilization can usually happen within days, but full scope work moves slower.

Void filling and crack repair typically runs one to three days on site once you are scheduled. Full reconstruction is a multi week field job, and permitting through your municipality and county environmental review adds more time on top of that.

Get inspected and permitted early even if the repair itself waits. The permit queue is what stretches, not the concrete work.

Know When Repair Stops Making Sense

If more than roughly a third of the wall shows structural distress, patching section by section becomes the expensive option. Older Miami walls approaching the end of a forty to fifty year service life often fall into this category after a serious surge event.

At that point a full rebuild gives you current design standards, better anchoring, and the chance to raise elevation while the equipment is already on site.

Whichever route you take, put the wall on a schedule afterward. Consistent seasonal upkeep catches joint separation and early scour long before the next storm turns it into a claim.
